Why Wood Structures Deteriorate Faster Than Homeowners Expect

A deck or fence that hasn't been cleaned in two or more years will have a layer of UV-degraded surface wood (often gray and fibrous) that must be removed before any coating can penetrate effectively.
Use a wood-specific cleaner or brightener, which typically contains oxalic acid to restore pH balance and remove tannin staining. Apply it with a stiff brush or garden sprayer, let it dwell for the time specified on the product label, then rinse thoroughly. Choosing the Right Finish — and Knowing How Long It Actually Lasts
The most common mistake homeowners make is applying a deck finish rated for vertical surfaces onto a horizontal deck that sees foot traffic and standing water. Film-forming finishes — solid stains and paints — look sharp initially but tend to peel and crack on horizontal surfaces, trapping moisture beneath lifted film edges. Once peeling starts, you face a stripping job before any recoat is possible.
Penetrating finishes (also called penetrating oils or semi-transparent stains) absorb into the wood rather than forming a surface film. They wear away gradually rather than peeling, which makes recoating far simpler. On decks, penetrating finishes generally require reapplication every one to two years depending on UV exposure and traffic. Test Before You Commit to a Full Recoat
Before applying a new finish coat to an existing deck, do a simple water-bead test: sprinkle a small amount of water on the surface. Structural Inspection: What to Check and When
Surface finish is only part of the equation. The structural integrity of a deck depends on its posts, beams, ledger board connection to the house, and fasteners. Inspect these elements at least once a year — ideally in spring after a wet winter season.
